You’re in a solid location already being based in Malvern, but if you’re looking at 2–4 unit investments nearby, there are definitely some suburban pockets that tend to fly under the radar.In Delaware County, places like Upper Darby, Yeadon, and Darby tend to offer a decent blend of affordability and rental demand, especially for small multis.

In this market I don't know that I'd want a Heloc to fund an investment property - lots of risks, and kin some cases could effect your current interest rate (if you have anything under 6% this will be a problem).Additionally, if you've never managed a property before, I'm not sure that I would start with something that I intend to be my home away from home.

I have one under contract and hope to close by the end of next month. 

So i continue to pay via requested app to today still. 

The goal would be to move every year or two and continue this process.
