If so, then the lender wil require you to insure at replacement cost - which if less than loan amount may go as low as loan amount BUT recognize in those instances, lets say its replacement value is $250,000 and you insure it for $125,000.

The low down payment option of 3.5-5% is just insane plus being able to finance the renovation over 30 years...I've done this several times here in Chicago and it was the foundation of my real estate investing.
