Most MLS systems have a "Bank Owned  / REO" filter in their search parameters to keep an eye out for these via your buyers agent.

Additionally if the investor is reporting rental income and depreciating the asset on his income tax returns, wouldn't it be fairly easy to check via a title search to see that there is a mortgage recorded?  

Here’s one we ACTUALLY did:- Purchase price: $550k- Improvements + furnishings: $60k- First year revenue: $140k That’s not a typo. $140k on a friggin $550k purchase.Now obviously it’s not just “buy anything and throw it on Airbnb.”

In Fayetteville, NC where the rental market is strong and it was only a 10 minute drive to downtown and minutes from a well- known University.  8-plex that needs minor improvements to get market rents: parking lot sealing, new front sign and painting of exterior.I thought this was a solid deal with an asset that would be a win / win for both of us.Thoughts?
