The house needed some work but nothing too crazy, and we also did some upgrades to make it more desirable to a potential tenant/buyer down the road including adding central air and converting the half bath to a full bath with a nice tiled stand-up shower to make a full master suite and a 3 bed 2 bath home.

If you have dirt floors, it will likely be cheaper than if you put in marble tile inlaid with diamonds that you had to import from Italy.

Your demo guys, your mechanicals (there's all in one licensed mechanical vendors), your sheetrock/Framing - this is a tough team, cause this work needs to be impeccable or it won't look right, painting, flooring, roof, kitchens/baths, your tile guys when needed.Build your own and run them yourself. 

When you’re investing in a market you don’t live in, having people who can provide insight into neighborhoods or refer reliable contractors and suppliers, etc. can make a big difference.It’s also important to consider the logistics: how often can you realistically visit?
