It's always hard to sell and take a loss because you have to admit defeat.

If you are only doing minor work, you might be able to get the subs to pull their own permits, but this kind of defeat the purpose of being the acting GC as the sub will probably charge you for getting the permits.There is a thin line between being the "GC" and being a program manager.

You might agree that most real estate investors were attracted to real estate because of the control they had over their investment, and to outsource that control defeats the purpose, at least to them.  

Self-defeating (not to mention, again, a dick move) actions. 

It defeats the purpose of selling a property through a 1031 exchange when you just refinanced it. 

The only thing you see here is AirBnB, that defeats the whole process of investing.

If you are personally liable for the loan, wont this defeat the purpose of having an LLC?

Defeats my strategy a bit but still could work. 

On the flip side I've also heard it sort of defeats the entire purpose of your business if you do both. 

@Kristi Kandel sorry I should have mentioned that, at the time of titling if I was a guarantee on the loan I needed to be on the deed. 3 properties I mortgaged this year I need to be on title with my LLC, which looks bizarre and defeats the purpose.
