We've had to seek the "specific performance" remedy in the past to force the seller to go through with the transaction, but if this is a short-sale, the seller is likely going to be behind in their payments and not have any money to pay an attorney.

We have the worlds biggest data center being built here, amazon just moved in, the air force base just recieved a contract bringing in 50-80000 airmen etc. properties on the same street are selling for 80$ a sqft and 170$ a sq ft. it's a good time to be buying with the massive growth this area will be seeing over the next 5 years. potentially doubling our population.Thats why i am looking for help finding the best strategy during this time. 

Forced appreciation with proper underwriting, I believe is way more certain than cash flow.
