That's more true now than ever before as Airbnb has further and further stripped hosts of their ability to reasonably recoup costs from bad guests without sabatoging your own business. 3rd party damage insurance like Waivo or Safely is a must these days but that's yet another cost that feels like nickel and diming.It's just the reality of the business.

@Nicholas StevensonVery great post with a lot of in depth questions.I'd always recommend chatting with more reputable private/hard money lenders in your local area in order to build a relationship with them & learn as much as possible.I have been doing private lending for about 4 years now & is a great way to be at the top of the totem pole in investments, controlling them & make the right investments on good quality deals & individuals.
