So it takes comprehensive knowledge of the market trends, zoning laws, the local municipalities approval process, survey cost, subsoil conditions, irrigation requirements, development cost, utilities (gas, power and internet), city water or well water, city sewer or POSW to name just a few...A builder developed the farm field next to our SD, bought it for $1.5M and wanted to build 25 homes as a conservancy subdivision.

A quick survey in a class one day with PMs said 80% of renters now have pets. 

I can ask around for managers to complete the survey.

Also, getting a survey to make sure there are no easements (places you wouldn't be able to use the land).There is a lot that goes into it but the more you do it, the smoother the process will be!

Our next step to proceed in this direction would be to hire a civil engineer to do surveying and site map and that engineer would also see if the creek in the back of the property affects build-ability.
