At ten percent we would rather move to vietnam where their country 10 year yield is three percent LOLbut yes you are right, the illiquidity aspect of real estate is irritating, and it is so hard to make money out of debt of 8%.I am about to say all those multi asset leveraging that was mentioned earlier, can only work in 2012-2019 era only, after that' it's too risky.

It's not that these are dumb request, it just irritates me when tenants expect you to do expensive alterations without increasing the rent.
