I still don't understand how a 3rd party would be able to negotiate a loan payoff on a security that they personally are not listed as a borrower...please explain if possible...I am in Florida.Wayne - I loved you comment on how the SoFla HOA lien market is over-charged...same thing is now happening in the Hillsborough County market as well...birds of a feather...

Then the last thing to look at would just be if you are being overcharged by the PM. $4000 for turnover in areas where you are renting for $1000 a month is very high!
