I have an opportunity to buy a nice 1x1 condo for $240000 in an decent area of Santa Ana (which is an OK area of central Orange County [it isn't the safest, but it's very convenient to a number of business/universities with lots of potential renters]).The condo is 713 sq ft, with community laundry, semi-upgraded (newer/upgraded cabinets in the kitchen, laminate flooring throughout, tile counters), carport + 1 extra parking, large patio, 1st floor, corner unit, lots of light, safe/gated community with good amenities (pool/spa, club house, sauna, small fitness room), location is convenient to shopping, freeways, other cities, etc.Purchase price would be $240K with 20% down.

Is there much difficulty in gettin one platform then transitioning to another, or does the infothey tend to be pretty portable?

We were on our way to view the covered parking, gym, hot tub and sauna. it is a nice high rise building and has lots of amenities.

If they have hot tubs, maybe you put in a sauna.

Also, Scott K is right about off-seasons, even with a great house- mountainviews, sauna, hot tub ect you're lucky if you get more than just the weekends.

I don't care for portable space heating units in a rental so it would help if you could elaborate on what you mean by " not requiring them to buy a room heating unit'.

@Jake Hughes many of my clients use Apartments.com for screening and also many prospective tenants can have "portable" applications.

One thing I have added is that no portable/temporary washing machines or dishwashers are allowed in units.

Also, portable AC units and window units jack up your utility bill in the summer, and those can sometimes fry the outlets since they draw a ton of power compared to central AC.
