Portfolio lenders and commercial lenders that do no have a seasoning requirement nor a max number of loans, although their terms are not as desirable as Fannie / Freddie.Here's my question: if the investor has not maxed out his Fannie / Freddie loan slots, is there any disadvantage to first dealing with a portfolio lender or commercial lender and conducting many BRRRRs in a short amount of time, taking that approach as far as you can, and then moving on to conventional Fannie / Freddie loans?

I'm considering RV slots ( for Snowbirds, vacationers, and refinery/turnaround workers), MH pads, cabins, etc. 

While all 8 slots are currently filled, one of the selected individual may not be be able to attend. 

Holding my cash for future RE deals is my main objective, and I'm not dumping my reserves into a slot machine. 

I just know there will be a mostly consistent 9 hour time slot where I may not be available on. 

I was looking for something that would give me slots for three things: Labor Cost.

Most seem to want a showing (i am currently making a quick google sheet with available time slots on a Sat morning for my dad to show).

Slot machines get some extra income lol

I use the storage room at my apartment building installed a very nice mail slot and gave the door a number.
