I agree that it shouldn't be that much, but you know contractors overcharge when they are dealing with out of state investors.

However having said all of that I don't think this is an excuse to overcharge for stuff or find ways to nickel and dime tenants to squeeze extra profits out of a tenant.

What do you mean by an overcharge on a bid?

One that treats tenants well for less turnover, and one that is knowledgeable and trustworthy enough to not overcharge you on repairs.

Other (mostly BP'ers) have been jaded, or schooled that all TK's are overcharging. 

Can you say how much they were I don’t want to be over charged on an 8 plex im closing on soon.

I also worked with Empire Property Management, their sister company, which ripped us off on the PM aspect of the business by frequently and overcharging us on many maintenance requests (they have their in-house contractors).

@Jacques Villars 2% can exist in rougher areas with S8 vouchers and tenants who can contribute additionally to that rent OR if you are close to a military base or university where you can overcharge students

Over charging on repairs can be the difference between profit and loss for a lot of smaller landlords.

I live in a coastal market so perhaps everything in the Midwest seems reasonable to me, but I have never felt overcharged.
