Im sure the credit institutions understand the effects that we all endure....To add fuel to the fire, what would happen to these large mullti- families if one becomes known as a large carrier for a pandemic virus?

Also going back to your points about E&O and liability, the incompetent agent that has a seller list $50K high who then has to endure 6 months of sitting there and multiple $10K price drops just to get back to baseline has no liability or culpability.

In the 20th century, the United States endured two world wars and other traumatic and expensive military conflicts; the Depression; a dozen or so recessions and financial panics; oil shocks; a fly epidemic; and the resignation of a disgraced president.

I earned it by having to endure tenants sit outside, drink lemonade, and watch me paint the outside of their house. 

Earlier on, when I had a number of duplexes and triplexes, and a high pressure job, the hassle of running around handling small repairs, and vacancies is something that I no longer have to endure.
