If you take it to the extreme I’d like to see an interest only loan option that had a competitive interest rate, I mean I do like principle pay down, but I like cash flow better, and in the end equity gain is where the really money is, so any tool that would allow me to use more leverage and reduce risk by increasing liquidity is better for me.

Remember, you can refi when rates are lower, but if you wait to buy until rates are low like lots of others are doing, it will be tougher to get a deal and you'll have to deal with a lot more competition.

To me, that says that -- no evidence to the contrary -- he rented out in violation of the town ordinance and (my take) now wants to whine that he got caught.AirBnB and other short term rentals (STR) need to be regulated because they impose externalities on neighbors and deprive local governments of revenue and -- depending on circumstances -- pose unfair competition on local hostelries.
