Would it be bad practice for a few individuals 3-4 to pool money together to start investing in small multi family places 4plex or smaller?  

I had four at one point and converted them back to sfh.Challenges to be aware of:1.  

Would love to know if there are any rules of thumb that people live by when it comes to refinancing.
