To advertise and find renters, you could also use Facebook Marketplace, Nextdoor or even Craigslist (I remember the days that was not only *the* place to go on the internet but the *only* place togo!)

What’s worked well for me:Rent collection is all online, with reminders built in, and tenants can set up auto-pay.Leases and docs live in the system, so I’m not hunting through email.Maintenance requests come in through the tenant portal instead of random texts, and I get notified right away.Bookkeeping has been huge — transactions sync with my rental bank accounts and are categorized, which makes tax time easier.It doesn’t feel like “heavy” property management software, but more like one dashboard for the essentials.Might be worth checking out if you want something lightweight that centralizes everything.
