The builders are not willing to Lower prices and disrupt future comps and sales, but they are willing make other concessions, like appliance, fences, builder upgrades, and mortgage buy downs.

One of the best ways to build a buyers list is by looking at who’s already buying properties similar to what you plan to wholesale.

Get clarity from the two contractors and vet the remaining people and work as you did at the inception. 

I don't buy in Sunrise either but I know some investors who do well there and they may not like some of the areas I like.  

However, I have expanded into property management, flips and now I even help people educate and sell their houses with owner financing so they have a steady stream of income.
