You won't want it "bare bones" but you'll want it with the expectation of tenants getting in there and messing up your sparkling new home.

Hey Travis...I am also in Sparkle City and just completed my first BRRR.

This home is near it all – the sparkling Gulf as well as Panama City Beach Complex, home of the Little League World Series.

Lots of people package up that information and make it sparkle in books, dvd’s and lots of other fancy offerings.  

Case in point, I know a tenant who is looking for a house (with guaranteed income, her take home monthly is $4,660 and she is looking for a 4/2 rental in the price range of $1000-$1200 within Memphis); I have been involved in a conversation with her landlord (she is deaf and does not communicate well in written word and speech; but is a sharp, sparkling woman).
