CoC is fine but its a measurement based on a very specific set of data - and any of those pieces could and will change (cash invested, interest rate, mortgage, maintenance, rents, etc.).

A few ways to find investment properties in Jersey City or New Jersey, is to use online platforms like Zillow, LoopNet, and Mashvisor, but also engage with a local real estate agent familiar with investor-specific properties and the local market.

I understand that many use different types of marketing strategies to generate leads, and I want to learn more about which methods are considered the most effective today. ( without considering budget ) Specifically, I’m referring to direct marketing techniques (not networking or referrals).
