Best Marketing Strategies to Reach Distressed Sellers (Excluding Networking)

Hi BiggerPockets community,

I’ve been researching how investors and wholesalers connect with distressed sellers. I understand that many use different types of marketing strategies to generate leads, and I want to learn more about which methods are considered the most effective today. ( without considering budget )

Specifically, I’m referring to direct marketing techniques (not networking or referrals). For example, some people mention direct mail, cold calling, SMS campaigns, PPC ads, bandit signs, etc.

My Question:

From your experience, which marketing techniques have proven most effective for reaching distressed sellers? And are there any strategies you would recommend avoiding in today’s market?
