New construction is mostly on the outskirts of the metro area since that's where there is room to build, and the homes are mostly bought by people looking to escape the hustle and bustle of the metro area and get quieter neighborhoods with less crime and better schools.BRRRR might be a challenge in this area as 70% of the homes are built after 1990, which really isn't enough time for the property to get beat up enough to get you a bigger discount.

It's amazingly close to where we live, so self managing it will not be an issue.Surely there's a market for a getaway rental that's close to everything, yet has the look and feel of being far from all the hustle and bustle.

Members of the local golf course and country clubs pay money to sort of escape the hustle and bustle of life to play some golf, have a stogie and talk business over dinner or Sunday brunch (and yes to escape the wife sometimes).
