Investing in Sacramento and Elk Grove, CA

Hi, I am interested in investing in SFR or small multi families in Zip code 95757, 95758, and 95624 and would like to get some feedback on the rental market and any tips on investing in this area. I currently live in San Francisco Bay Area. Not sure if BRRRR is a good model to be applied in this area since the rehab cost is high and rent is usually less than $2k on average for a SFR valued at $300-400K in this area.

much better values in comm r/e these days in just about all areas of Sac and surrounding. Many of the MF and SFR investors from the bay area are starting to realize that just from the phone calls we've been getting. Pay attention to what's going on with rent control, too - there is a virulent and growing activist populism growing in the cities especially Sacramento that should be taken into consideration which most unseasoned investors are not. No rent control in comm r/e and rents keep inching up...
