Since your new to the industry, let me clarify because various people with mentoring programs to sell will misuse labels so prospective customers may be more willing to part with their $.Wholesaling, as the term is used currently, is a job, just like being a real estate agent.Buy, fix and flip is a business, just like any business that buys raw materials, adds value, and sells it in the marketplace.Neither are real estate investing.  

Read up on it and become familiar as it is easily misused.

Properly maintained, appliances fail based on one of two situations: intentional negligence (misuse) and unintentional negligence (spill hot oil on a stove).  95% of my appliance problems have been intentional negligence. 

We can’t do evictions for a long foreseeable future now how are you handling it for tenants who are trying to misuse this situation?

Most people don't really understand what that means and misuse it all the time.I'd start with the municipal web site to see who is listed as the owner there.

How do you know they caused damage by misusing the lock vs normal wear and tear?

Thank you for your input.Some further clarification:  I may have mis-used the word contractor to mean an autonomous skilled worker who does the work themselves.  

Meet her in the middle somewhere on the cost of the repair as my lease clearly states that tenant misuse or negligence leading to damage is responsibility of the tenant.
