He permitted me to a recreational building permit so I can finish it but limits it from a perm bathroom and kitchen and he came as close as possible to saying after inspection I’m fine to do whatever.

with maybe the exception of a parcel that is clearly served by city Sewer Water and have power and Tele / internet to the lot lines.. and you have double checked the hook up or Systems development charges and if they have capacity.. keep in mind many parcels in subdivisions that were basically built as recreational subdivisions decades ago.. ( think GLEN GARY GLEN ROSS and for sure watch that Movie is exactly how the industry was in those days) the original infrastructure was allowed to be built to maybe serve 20% of the development that was legal and now you have moratoriums and assessments etc etc..

The market we are looking at has multiple STR’s, has recreation for all seasons, but it isn’t a well known area. 

There are two things that give me pause in trying to recreate our original success.1- Location, location, location... and how that translates into occupancy. 

I initially went in with hopes of re-creating a BRRR but it may not be possible but hopeful nonetheless that rates can go down to profit more from MTR.

Tons of recreation as well so could be good for a short term rental or medium rental

I'm now in the Reno, NV area and there are some great advantages to this area like low property taxes, limited new construction, tech and manufacturing job growth, and lots of recreation activities. 

Land acquisition, permitting, grading, hardscaping, wells/plumbing/septic, electricity, shared recreational amenities . ..

There are also some good options just outside the Lake Tahoe basin that can offer year round recreation and 20 minutes to ski areas.

Our detached garage is about 325 square feet now and half of that space was legally converted to a recreation room with a bathroom in the 80s.
