In Puerto Vallarta, there are geographical restrictions to building in the form of mountains and permits are much harder to get.As a result, the market in Puerto Vallarta is still doing well and consolidating after a big increase during Covid while Tulum has crashed post-Covid.

In the meantime, I’d be documenting the property’s condition with timestamped photos and videos from the street every month or so, and researching surrounding parcels in the county property records to see exactly who owns them and whether there are any easements or restrictions attached to your property.Given the vandalism, I’d prepare for the possibility of hostility and factor in costs for legal work, eviction if needed, and repairs.

They’ll do them on primaries all day long, but on rentals the rates are higher and terms more restrictive

It seems that the ordinance restricts to 60 days per year if you do not reside in the property but I am curious if anyone has found any creative ways to get around that.

I am helping a quite few out-of-country investors build their portfolios as well currently and I am very aware of the nuances that come with that factor alone from only being able to acquire funding up to a certain amount on your refinance, restrictions with the type of loan and structure, and other variables.

The “no-HOA” advice is mostly about control and risk: • Rules can change — some HOAs suddenly ban STRs or add rental restrictions. • Fees can increase, cutting into your cash flow. • Enforcement can be strict, which adds friction if you’re trying to run it as an STR.
