STR in Jersey City Without Residing in Property

Is it common to move out of your multifamily in Jersey City and continue to rent out all units in a short term rental capacgity without living in the property? It seems that the ordinance restricts to 60 days per year if you do not reside in the property but I am curious if anyone has found any creative ways to get around that.
