This semester I am taking a real estate investment class and part of my final project is to identify regions within the United States that we think would make smart investments.

I am currently a college student that has completed 2 years of general studies, and will be entering a major next semester my current plan is to double major in business management and Real Esate.

I have baseline financial knowledge (taking Real Estate Investments during the Fall semester), I have the passion and drive to learn the business.

Luckily, I'm still married and have a daughter at the University of Arkansas with one semester left. 

If I close on the property in June, that means I only have July to to rehab it and get it listed and rented in time for a September semester (is that when school starts?

I got my degree in History, took a year or so off and worked some pointless jobs, went back to graduate school for a semester and a half to get my teaching certificate, and dropped out to pursue a career as a professional poker player.

So, I am going to be taking a lot of classes this semester and I want to make managing and investing and properties my income.

I know i had stopped school to invest full time but i signed back up for next semester due to the fact that i can't get anything done so instead of sitting on my butt i'll head back.

My target is to have the unit (unfound as of yet) for the fall semester 2009.

To make a long story short, I've managed to save $9,000 don't have any credit card debt and plan to take basic real estate courses at my local community college next semester (real estate basics, the economics of real estate and real estate finance).
