I am new and am trying to learn to sift through deals to find a good one to get into investing.  

Yes there is some BS and mobile homes, expired listings, etc that you'll need to sift through, still not complaining...Another benefit I wanted to point out is that today I found a wholesale investor about an hour from my house and have initiated conversation with.

I've also been researching turnkey as a vehicle considering the out of state situation and from what I have read it's all about sifting through the legitimacy and experience of turnkey providers. 

You pay for the property upfront and then in a few months they send you a Special Warranty Deed.Again, I don't think there is any better way to know what you are buying than nerding out in the courthouse, sifting through old records.

there are a TON of people out there, but you may need to sift through a few to find the person you like.

Other than sifting through the Notice to Creditors, working our due diligence to qualify these leads, we seem to be at a stand still.

It might help you out as you sift through the pile I'm sure you will have to sort through.

We do need some direction After sifting through a lot of stuff I found that the money should be lined up first If you don't the chance of losing the deal is much greater.

I have been continuing to learn thanks to BP: the podcasts are amazing and the content is so insightful.Lately, I have had a bit more time to really sift through some personal issues and realized really that my real estate hopes and dreams have been nothing more than that...hopes and dreams.
