I'm a med student, so I don't exactly have the time to be hands on with rehabs or answer tenant calls in the middle of the night.

For that price I would go with a lower to med grade with a better pad.

I did a 1031 for my 88-year-old father and turned some farmland into 3 other condos by the med school.
