For example, a Smartthings hub with various sensors that would alert me immediately to water leaks, temperature extremes, frequency of furnace filter changes, and access gained to off-limit areas to name a few that come quickly to mind.The problem is that I really don't want the expense of providing internet & wifi, which would leave the renter's wifi as the only way to connect.

2) sound is subjective based on the person hearing the sound and the frequency of the sound being transmitted.Based on that, I would not do anything in the walls (which is expensive) unless ALL your tenants are complaining in this new building... don't ask them if it is ok, if they actively complain to you the problem is big enough for you to solve.

That ensures the frequency of business is low and at least they know you're the one responsible for those signs you stuck all over the place.Now, if someone were to hold garage sales every weekend (which some did and why the restrictions were adopted) they will nail you.

Whatever you do, a lease-purchase/option, rent to own, wrap, contract sale all violate the due on sale clause and they are enforced, probably everyday, not many go pubic when the have a note called, so no one really knows the frequency or numbers and if not paid off simply show up as a foreclosure.
