Those contribution calculations and pro-rations should include the total amounts injected including purchase price, closing costs, rehabilitation and holding costs.The rehab money can be put into an escrow account and the "draws" can be administrated based on certain milestones in the  rehab process.  

This will give you milestones to trigger the formation of LLCs, using private money, acquisition goals, etc. 

I know this means that I'm still just starting on this journey, but I feel like it's a pretty big milestone and just wanted to share it with y'all.

One stipulation I want is release of title of a certain number of units at milestones, so I don't always have all of my money at risk.

With that, I would suggest to set a final completion date and maybe a milestone or two (plumbing done by April, electric by May, drywall by Oct etc).  

That is such an exciting milestone!

I'm looking for something with timelines, milestones, etc. 

Any rehab project should have a set schedule of payments; whether is a percentage paid out every week or payment milestone with values attached to them. 

Certainly enjoy the milestones along the way.

We're a newer company that's still small yet we've hit a milestone.
