Here is what I look at:1 - I start with my financial criteria, which comes from my financial goals, that dictates the property profile I'm looking for.2 - I pick a market, any market, and I analyze that market's numbers to see if it matches the profile I need.3 - Then, I find the specific micro-markets where these houses are found in groups...not just scattered singles/doubles mixed in with other properties that don't match.4 - Then I camp out in the micro-market, waiting for those properties to become available.5 - I then grab the matching properties when available.I have two sets of financial criteria:1 - Flips.
