Most people aren't going to pay full asking price just like most people don't pay full sticker price at car dealerships.

When you are a full time employee and you have maybe a unit or 2 you do this with, it is doable, but scaling MTR is more time and labor intensive. 

My original goal was to get set up with a self directed IRA, since I don't have a "proper" pension (got out of the military before I hit time in service for pension).  

A sudden jump to $2K+ in recommended services, especially from a company that just took over, can be a red flag.For the coil, depending on the unit's setup, it might be possible to clean it yourself or hire someone for a basic cleaning at a fraction of the quoted price.

In our experience, the #1 mistake owners make is ASSUMING all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY.

I previously used free services like Cozy (before merging with Apartments.com) and Rentler ( before merging with another company and charging fees for ACH payments) but now I use them as an all-in-one PM solution for the most part.

Turn key is doable here, you just have to hunt for it, casa grande has the best price to rent ratios, I’ve helped several clients buy places there and I also manage them for them, so I guess that’s kinda a turn key service. 

If you are also a PM I would look to see if there is a chapter of NARPM.If you are selling a service to PMs you might check to see if the local realtor association has an affiliate group you could join.
