The only thing I can add to this is flip those appliances over, clean them,  and spray the heck out of them.

The strategy I have found for exploiting the tax loophole is to acquire a multifamily property, such as a duplex, at a minimum.Please take my advice with a grain of salt and consult a tax strategist or CPA before taking action.

Dig up a much as of the grass as you can in the area you don't want it to grow, hit any remaining roots with a 41% glyphosate (roundup) solution, cover the area in about 3-6 inches of mulch, then spot spray any grass that pops up later.

This is a good example of the pitfalls of remote investing . . . not trying to rub salt into your wounds.
