So it's gambling.

Aside from doing my own inspection when permitted by the seller and gambling that money on a property.

Because anything else, your NOT investing, your gambling. it's going to the roulette table with your grocery $ and praying it wins.

But to tell the average John/Jane Doe off the street to just shazam up a team and jump in, gamble there $100k, $300k, $700k+ on learning as they go blindly forward.......

I peeked through the windows and talked to two neighbors:One middle-aged man told me there used to be a family living there, but they left the house because of electrical issues.Then, an elderly (super nice) lady talked with me about the house for almost an hour.

One set of them is dedicated to the unit with the couple and one for the house+lady with baby.

I had 30+ listings at the time, so I knew it was a gamble. 

Hello all, what sources do you use to invest out of state? What screenings do you use to try to get trustworthy real estate agents, deals, or property management when selecting properties unseen? 

I actually bought a couple lots from an older lady that had just deeded her lots over to the HOA to avoid paying any more taxes or fees and to avoid any effort.
