This means that you may need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should in theory be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

The real crazy thing was that the GP of the partnership that was sued was a SPV corporation I had set up and had absolutely no assets even if losing in court.

Here's a breakdown:Pros:Liability protection – separates your personal assets from property-related legal claims.Helps formalize your real estate operation, especially if you scale or bring in partners.Cons:No tax benefit by default – the IRS disregards single-member LLCs for tax purposes, so income still flows to your Schedule E.The idea that rental income should be run through an S Corporation for tax savings is incorrect for standard rental activity.

If you are not finding news articles, corporate websites, etc with the guru named, and their linked profile doesn't link to an actual company, I would be skeptical.Before I would sign up for anything, I would talk to her (or any other guru) to understand first: are they even competent enough to teach what they are, and second: the logistics of the course: is it pre-recorded content or live?
