I never went further than that.. as on the face they just don't seem real.. people are not paying 14$ or 12% in CA for 40% LTV loans.. and if they are they are not shopping at all .. or there is some other issue.

You can deduct their share of mortgage interest, taxes, insurance, repairs, utilities, and depreciate the rental portion.Shared costs (roof, lawn, etc.) get split.You can’t deduct the purchase price, only depreciate the rental share of the building.Sell later: rental side faces depreciation recapture; your side may qualify for the $250k/$500k home sale exclusion.Keep records clean—treat rental and personal separately
