Hi all,Just wanted to check if any fellow investors have any Idea how much will be the cost of construction per SF on the Montgomery area, we are looking at some lots to build a duplex or 4 plex in the area, this will be to build refi and hold, I'm a General contractor in South Florida Miami area, we are now pricing in Ocala FL to start developing new construction and the SF is favorable to build and sale, In Montgomery we will no sale we want to keep the property, we do porches and remodel now in Montgomery and the CF is very nice, but we will like to have better and more solid properties, anyway, if someone can recommend a GC in the Montgomery area well be highly appreciated.Thanks, all

The grey variegated LVP which was popular a few years back has really fallen out of favor in my area other than for  inexperienced flippers still putting it in their languishing renos with subway tile and barn doors.

Can't do anything about the eviction laws of the particular state (TX is more favorable for landlords), but a large non-refundable down payment/option fee from the owner finance/lease option buyer will certainly mitigate some of the other concerns, as well as incentivize the buyer to perform.

That would be something I would consider but in general I'm not in favor of not being able to oversee my own farm, even when I'm using a PM.

I see it as a 50/50 split since he has been actively working for free plus managing the entire project.60/40 (his favor): If he also sourced the deal, because bringing the opportunity plus managing and working the rehab justifies he was more valuable in the deal than the person bringing the cash.
