You are limited to small counties or less popular cities on the middle of nowhere. 

You'd be best served by working with your lender to set up a refi file so that it's ready to go if an opportunity arises.

The key is to be comfortable with issues that may arise and understand that it may happen and that the team you work with reacts quickly to resolving these issues. 

Personally, I'm not a fan of the SRO strategy that seems to be getting popular lately.
