I am representing a group of investors and we are looking for a major restructure of our lending portfolio.  

However, My guess is that there is probably a way to make it work through some restructuring or a ground lease structure to a new entity (given the leasing rules under the recent set of proposed regulations).

Perhaps there is a chance to restructure, keep the mortgage payment around the same and still obtain the money you need for a down payment.

I contacted the hedge fund to see if they'd be interested in re-structuring terms and holding or selling the note at that point if I purchased the property, but they are really just trying to flip the note and/or property. 

Plymouth did have a major lay off in 2016 and are "restructuring".

It was about how a major operational restructuring would effect the forward operation and our discomfort with the risks.

The Property I’m looking at needs total rehab, top to bottom.. was just asking to see if it would be beneficial and make sense to restructure it and make it 2 units.. 

Sell within that time after renovations are done or restructure the loan again into a longer term and rent it out.

THEN utilize the VA Loan and move into it and live in it for a year....FHA will NOT loan to you if you already own property within 100 miles so utilize an FHA Loan first.2 or 3 years later you may be able to refi or restructure the FHA Loan to get rid of the PMI if you get enough equity in it as well.
