Even if this rehab GC works for free it could ultimately cost you more in time or problems that crop up after the build is completed. 

Some larger issues cropped up that I wasn't able to deal with so I called a contractor I was familiar with.  

Put up either a section of privacy screen, or some kind of tall yard ornament or banner that obscures his view. 

Took boxes sitting above my kitchen cabinets which we used to put ornamental stuff on, and moved the ornamentals and put the boxes up so they overhung the edge of the cabinets and took pics of that to make it look like we don't keep up with the cabin.  

The new crop of the IRS auditors is extremely undertrained, and dealing with them is a royal PITA.

and of course you know those rookie landlords buying their first rentals.. for sure they put the 20 to 30k cash out in the bank for reserves   YA RIGHT  they spent it as soon as they got it.. that's why so many landlords failed fully leveraged NO reserves..this new crop at least has skin in the game and bank makes them have reserves .. 

I did a lot of research and there doesn't appear to be a course on this specific topic so I am reaching out to the cream of the crop investors who know their direct mail marketing.

Think of this more like a farmer...planting the crop does not necessarily produce the results.

We have been doing that for 4 years and so far we haven't had anything crop up that couldn't be handled by our people.I will say that keeping up on maintenance on your home's systems is very important.
