Florence is a University town, plus a strong military retiree component. 

By target market, I mean the type of renter are you marketing towards (students, retirees, couples, Sec-8, luxury...).  

As a retiree with a solid NNN property, you can sit on a beach and collect a paycheck when you're older.

I live in the number one retirement community in the world (The Villages) with over 125,000 retirees making it their home.

It's really a place for retirees. 

It has now been  over 3 years.I am seeing that there are many early retirees who succeeded in building a portfolio of real estate generating a nice monthly income that required less capital to achieve so I want to start learning about it.

If they are closer to retirement, then I think a deleveraged portfolio feels (and works) better for retirees. 

You have a strong economy fueled with government jobs, military personnel, tourism, retirees and recently large amounts of commercial infrastructure is coming to the area.

If you are interested you'd need to see if digital nomad or early retiree income sources also qualify. 

I found a few retirees to have coffee with a few mornings a week.
