Funds can offer anywhere from 6% IRR Up to double digits depending on the operator and the type of fund. performing note funds are on the lower scale of 6-8% because lower risk, non performing funds can be slightly higher and be have a pref with a percentage of excess distributions back to the investors.

And so far the interest rate on any portfolio loans I have come across are a bit too high for my targets.At the moment, the best strategy seems to be: having my parents cosign for the loan and go conventional for the low interest rate. 

These type people have well behaved kids and pets. 

Also, considering that I will be having the garages demolished, could I possibly get a lower rate by having one company perform both tasks and haul away the contents in their dump trucks or put it in their dumpster if they go that route.

They could be having a similar issue.
