Make sure you get the following on all properties for consideration:12 months of bills12 months of rent rolls12 months of bank statementsCopies of all leasesCopies of tax returns for the properties (3 years, if possible)Get a good RE lawyer and CPA and go through things with a fine tooth comb.

I was talking about taking parcels and combing them.

This is common if the real estate agent is combing through wholesale deals to pick the right properties for their clients.

While I stay current on what's available retail I also comb the county tax and foreclosure auction sites.  

The wealth of information here is staggering, it's going to take a long weekend devoid of projects in my own house to sit down and comb through it all!

But even if you only do more inspections on your own it's good to have the opportunity to go thru the house with a fine tooth comb.  5.

As others have said, deals like this where you must really go over all the details with a fine tooth comb can often end up being the most profitable if properly assessed.  

Then my plumber, electrician and AC tech go through the house with a fine-tooth comb and repair/replace whatever is going to cause me problems in the future.  

It's our job to comb through it and use the loopholes to our advantage.
