Like you, I thought I'd make extra income and start a new career, but being a breast cancer survivor, recently celebrating a milestone birthday, and not depending on extra income for my expenses, I'd rather enjoy life while I'm healthy. 

What you can say is that you enjoyed the class, you might say you think it was helpful in certain respects.

Don’t use your REI cash to enjoy life.  

I have only good things to say about the team that did the presentation and I enjoyed talking to my advisor but there was no way I could wrap my head around spending that much.

Also, the first 5-7yrs we get to enjoy that amazing dream land known as 0 or near 0 cap-x and maintenance.

You’re local, enjoy it, and it could double as a guest spot for family.That said, if cash is tight and reserves are wiped, flipping it for a quick win and building that cushion might be the safer play—especially since you’ve already got equity.Whichever path you take, you’re making smart moves.

If you're going to live there, you want to enjoy the space you're in.The only thing that happened here is life, and there's not much you can do about that.

I have 33 rentals producing enough cash flow to support me the rest of my life, but I enjoy my work and continue working.

I enjoy the cashflow from all of the rentals and the interest rates are low (3.5, 4, 4.5%) but trying to consider pulling equity out to buy another rental.
