Besides lost rent, you got to re-paint, re-carpet sometimes, and major fix-up if the tenant is a slob.

Personally I would not change anything and generally stay away from paint on wood so as not to have to continually do repainting.

The deposit is really inconsequential, especially since there's already plenty of damage and repainting to perform.
