I was hoping to approach this more as a "live-in flip" since most of the trouble is just that the place is nasty (smoker, carpets, etc) and needs a really good cleaning, painting all interior walls and flooring, all of which I think I can handle myself. 

I am having trouble finding qualified tenants and it's exhausting and discouraging. 

It's a pretty high end home for the area but is having trouble selling due to a few design choices of the previous owner as well as I think the age of the home might be turning people off.
