If the seller is in a high tax bracket in the year of sale, an installment sale could be a consideration to alleviate the concern of potentially higher taxes.

Worst comes to worse I would think a letter from the lender saying they are OK with it may alleviate some concerns.  

However, knowing this “intellectually†does not really alleviate the problem when they see just how much you made right there on the HUD-1.

@Michael Sherrill From what i can tell, yes it has helped alleviate some of the staffing issues. 

I've found the easiest way to alleviate anxiety about anything is to do work and it sounds like you're doing just that.. and enjoying it, so don't lose that motivation. 

Smart business practices can alleviate a lot (obviously not all) of the g. risks with investing in this market.

That can alleviate some fears. 

This will help alleviate some of the tension between tenants.

My only suggestion and hope is that you did a thorough walk through with photos or video prior to them moving in.I find that this type of system helps to alleviate some of this craziness that comes your way.

Thank you @John Neufer  I actually finished chatting with Brett from Paperstac and he says going through a Servicer alleviates alot of the license requirements as well.
