It was a very productive visit.  

Every metropolitan area is going to have excellent, good, poor and terrible investments regardless of any macroeconomic factors.  

For the past several weeks, absorption rates have exceeded new listing volumes—a sign that supply may soon tighten.The high percentage of listings with price reductions (51%) shows that sellers are reacting to softening expectations, especially in mid-tier and luxury product segments.

Westchester (and most of the desirable areas are New York City) still have pent up housing demand despite the poor population grown numbers from the last five years.You are going to have to do value add investing to make deals work. 

By focussing on high quality areas/houses and building my own, I'm able to greatly lower the risk of market shifts, I collectively put much less than 20% down, I have a new product and I can use my money more efficiently and increase its velocity. 

The amortization will probably be 20 years, you can ask your lender to amortize it over 25 years if they have that product. 

This will necessitate the production of a Private Placement Memorandum (PPM), Operating Agreement, and Subscription Agreement.  

To your final point, though, my guess is that we will see a bloodbath before too much longer with the poorly structured Subto/wrap deals.
